What are my options?

I use the Compass three phase marketing strategy. Think of it as a menu, and you do not have to use every phase.

A private exclusive comes first. Your home is shared within the Compass agent network without going public and without accumulating days on market. It gives you time to prepare and adjust pricing quietly.

A coming soon listing is next. Your home gains traction on the MLS while keeping a level of privacy, and it can generate offers before you ever go active.

The public launch is the final phase. Full exposure, live everywhere, to every buyer in the market.

Why not just list publicly on day one?

Because days on market works against you. That number tells buyers how long a home has sat, and a high count signals an overpriced or motivated seller. In a competitive market, it quietly costs you money.

Going private or coming soon first lets you build demand before that clock starts. When your home does go public, it launches fresh instead of stale.

Does this really work?

Yes. I recently listed a home as coming soon for a month. Within three days I had two offers, both over asking, and we sold for 4 percent above list. We created competition before the home ever went fully public, and my sellers captured the upside.

One myth worth clearing up. Sellers often think they cannot receive offers during these phases. You absolutely can, and often the best ones arrive early.

Who benefits most from a quieter sale?

High profile sellers, and anyone who is not in a rush, tend to value privacy. Some sellers simply do not want their interior photos living online forever, whether for peace of mind or family safety. Keeping a sale low profile gives them that control while still reaching serious buyers.

The real point is choice
