These Terms of Service ("Terms") govern your use of carapainter.com (the "Site") and your communications with Cara Painter, a licensed real estate broker with Compass Realty Group ("we," "us," "our"). By using the Site, contacting us through it, or texting our mobile number, you agree to these Terms. If you do not agree, please do not use the Site.

Use of the Site

The Site is provided for your personal, non-commercial use. You agree not to scrape, copy at scale, reverse engineer, or interfere with the Site or its underlying systems. You agree not to use the Site or our communications channels to transmit unlawful, harassing, or harmful content.

Real estate information

Property information, market data, and listings displayed on the Site are deemed reliable but are not guaranteed and are subject to change without notice. Nothing on the Site is intended as legal, tax, financial, or investment advice. You should consult appropriate professionals before making any real estate, legal, or financial decision.

All real estate services are offered in compliance with the federal Fair Housing Act and equivalent state and local laws. We support Equal Housing Opportunity. Cara Painter is licensed in Kansas and Missouri.

Text messaging (SMS)

Our mobile number is a conversational, inbound only number. The terms below apply to any text messages you exchange with that number.

  • We do not send marketing or promotional text messages. Replies are only sent in response to messages you initiate.
  • Message frequency varies and depends on your conversation with us.
  • Message and data rates may apply, depending on your wireless plan.
  • Carriers are not liable for delayed or undelivered messages.
  • You can reply STOP at any time to opt out. After you reply STOP, you will receive a confirmation message and we will not send further replies until you message us again.
  • You can reply HELP at any time for assistance, and we will reply with contact information.
  • Supported carriers include AT&T, T-Mobile, Verizon, US Cellular, and others. Service may not be available on all carriers.
  • Your mobile number and SMS content are used solely to respond to your inquiry. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes.

Intellectual property

All content on the Site, including text, images, graphics, video, and design, is owned by Cara Painter or used with permission, and is protected by United States and international copyright and trademark laws. You may not reproduce, distribute, or create derivative works from Site content without prior written permission.

Third party links

The Site may contain links to third party websites, including Compass, Zillow, and Instagram. We are not responsible for the content or practices of those sites. Your use of those sites is governed by their own terms and policies.

No warranties

The Site and our services are provided on an "as is" and "as available" basis without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error free, or free of viruses or other harmful components.

Limitation of liability

To the fullest extent permitted by law, Cara Painter and Compass Realty Group will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site or our communications channels. Our total liability for any claim relating to the Site will not exceed one hundred U.S. dollars ($100).

Governing law

These Terms are governed by the laws of the State of Missouri, without regard to its conflict of law principles. Any dispute arising out of or relating to these Terms or your use of the Site will be resolved in the state or federal courts located in Jackson County, Missouri, and you consent to the personal jurisdiction of those courts.

Changes to these Terms

We may update these Terms from time to time. When we do, we will revise the effective date at the top of this page. Your continued use of the Site after changes are posted means you accept the updated Terms.
